Extreme weather activity in recent years, including heavy flooding, has highlighted how vulnerable properties across Brisbane and Queensland can be. Ground subsidence, which is the downward movement of soil caused by erosion, extreme weather, and human activities such as construction, can lead to sinking foundations and serious structural damage. In Brisbane, reactive clay soils, undulating terrain, and increasingly unpredictable weather patterns further contribute to foundation instability. Prolonged droughts cause clay soils to shrink away from footings, while heavy rainfall and high intensity storms rapidly expand the same soils, creating uneven movement beneath buildings. These conditions may result in slab drops, widening cracks, or uneven floors, making early identification and effective repair essential. Chemical underpinning is one of the most reliable methods for minimising risk and repairing subsidence related damage. For trusted and experienced underpinning Brisbane wide, and throughout the Gold Coast and other regions of Queensland, contact the professionals at Resinject.
How The Symptoms of Ground Subsidence May Affect Your Property
Whether you’re a homeowner, or you own a commercial or industrial property, it may be susceptible to the effects of subsidence. If the soil beneath the foundations of your property doesn’t have suitable underpinning, subsidence may cause the following symptoms:
Sunken or sinking foundations
Sunken or sinking concrete slabs
Uneven floors
Cracked walls
Jammed doors and windows
Holes and voids
Unlevel structures and more
Effective resin injection underpinning can help to remedy these symptoms. The resin is Australian-made, complies with Australian standards and is non-toxic. Our resin injection process is largely non-invasive. We inject it into the impacted area of the soil; it expands outwards and downwards, filling any holes and providing additional strength to the soil which helps restore evenness and stability to your property.
Trusted Underpinning Service and Advice
Resinject’s chemical underpinning process has been used for everything from concrete driveway repair in Brisbane to floor levelling on the Gold Coast as well as house foundation repairs elsewhere throughout QLD. We provide our underpinning services to a broad range of sectors including:
- Residential
Subsidence in residential properties often appears as cracking walls, sloping floors, and sticking doors due to reactive clay soils, tree root intrusion, or leaking plumbing. - Industrial and Commercial
Subsidence here commonly presents as sinking slabs, uneven warehouse floors, and misaligned machinery caused by heavy equipment loads, constant vibration, and poor drainage. High-traffic environments accelerate soil compaction and differential settlement. - Mining
Mining-related areas may experience subsidence through gradual ground collapse, void formation, or surface cracking due to underground excavation and soil compaction changes. - Government
Government assets such as public buildings, roads, and community facilities often face subsidence issues from aging infrastructure, water infiltration, and fluctuating soil moisture. Damage may appear as cracking pavements, sinking footpaths, or structural instability in older civic buildings. - Insurance
Subsidence typically arises after extreme weather, plumbing failures, or long-term soil shrink–swell cycles, leading to claims involving foundation movement, cracking, and structural distortion. - Civil Works
Civil works projects like roads, bridges, retaining walls, and pavements often experience subsidence due to soil erosion, heavy vehicle loading, and inadequately compacted fill.
We back all of our chemical underpinning work with a 50 year product warranty, ensuring your complete peace of mind.

Frequently Asked Questions
Leaving an unstable structure can cause further issues. By having an early assessment/treatment, will save further costs and lessen further damage from occurring.
Most residential jobs are finished within a few hours. Bigger projects may take over a day; your Structural Consultant will discuss the time frame as part of the free site assessment and quoting.
Only a licenced builder has the knowledge and experience required to assess how a building’s internal structure is going to react to ground consolidation and stabilisation.
Drawing on over 60 years’ combined experience, Resinject only uses a resin that has an Australian Standard resin and can be injected to a depth of up to 3.5 metres if necessary with the necessary re-support installed We do offer a 50 year guarantee against shrinkage with our product.
Injection depth can be critical to ensuring long-term ground consolidation. Each situation varies and the injection depth is determined by the state of the ground and or dependant on geo-technical reports. That’s why we inject our resin at multiple and different depths varying between 800mm and 3.5m.
If there are utility services in close proximity to the injection points, we may have to clear some areas for a visual inspection. Otherwise, only small holes are drilled to allow our product to be injected. These are sealed with non-shrink grout upon completion.
Typical signs include widening cracks in walls, gaps between floors and skirting boards, sloping or uneven flooring, stuck windows or doors, sinking external slabs, and visible ground voids. These may indicate foundation movement and warrant professional inspection through qualified underpinning services in Brisbane.
Yes. Resin injection underpinning is a safe, non-invasive process using non-toxic, Australian-certified materials. It stabilises the ground rapidly, strengthens weakened soil layers, and causes minimal disruption, making it one of the safest methods of modern underpinning in Brisbane.
