Fix Jammed Doors & Windows

Across NSW, QLD and ACT!

Have you ever found yourself needing significant force to open or close a window or door in your premises?

There is a strong likelihood that subsidence – the sinking of the ground beneath the foundations of your property – may have caused it to become jammed. No matter what the age or condition of your home or commercial or industrial premises, all buildings are vulnerable to subsidence, which can affect the doors or windows. Thankfully, Resinject is here with practical, long lasting solutions to fix a jammed door or window.

What Causes Doors and Windows to Jam?

The sinking of the foundations beneath your home or workplace can cause doors and windows to become misaligned. They end up scraping against their respective frames and can become jammed or stuck.

To fix the problem you need to identify the cause of the subsidence. These can include:

  • Flooding and excess waterwhether as a result of natural disaster or poor drainage on your property.
  • Erosion a common cause of subsidence, caused by large volumes of water pooling in the soil, weakening the soil as a result, and causing it to sink.
  • Extreme weathereverything from flood events to drought can significantly affect the soil. Flood water can add more moisture to the soil than what is good for it, causing it to soften and sink. Prolonged drought activity, however, can dry out the soil, causing it to crack.
  • Soil typesthe various types of soil that properties are built on, from reactive soil to sand and silt-heavy soil, will react differently to the spectrum of dynamic weather patterns. Reactive clay can expand or shrink depending on the weather. The smaller particles in sand and silt rich sand can wash away exposing the heavier grains. All have varying levels of susceptibility to subsidence.
  • Tree roots tree roots and other forms of vegetation on your premises will always draw moisture from the soil in order to thrive. That moisture absorption can destabilise the soil, increasing the risk of it sinking and affecting your property.
  • Foundation footingsIf the foundations of your premises have not been installed properly or were poorly designed, any movement in the soil can result in damage to the foundations as well.
  • ConstructionNearby construction or development work can create vibrations in the ground that, if in close proximity to your property, can cause the soil to become unstable.

No property is completely immune from subsidence, so if you notice the doors or windows jamming, you’re best getting them fixed sooner rather than later.

Signs Of Jammed Doors Or Windows On Your Premises

Shifting foundations underneath your home, or commercial or industrial premises, will essentially mean your once-level building is no longer level. Your doors and windows will become misaligned; the door may rub against the frame, or the walls may seemingly ‘squeeze’ against the windows so you’re unable to open or close them properly. In addition to jammed doors and stuck windows, here are some other signs that your property may be at risk of subsidence.

How To Fix A Jammed Window or Door

A jammed window or wooden door may simply be the result of humidity causing the wood to swell. However if they’re becoming misaligned, it is worth arranging a detailed assessment to determine whether subsidence may be the cause.

Delaying that assessment can be to your detriment. You run the risk of further subsidence occurring, therefore leading to further shifting of the foundations which then results in repair costs skyrocketing. If you’re considering putting the property on the market at any stage, uneven foundations left untreated will drastically negatively affect the property’s value.

Thankfully Resinject provides a non-invasive, cost effective remedy that fixes the issue and restores stability to your residential, commercial or industrial premises.

We use a non-toxic resin product called RSJ170 which we inject into the affected area. The resin expands, spreading downwards and outwards. This helps to improve the load bearing capabilities of the ground beneath the foundations, meaning your property is safer.

Leaving an unstable structure can cause further issues. By having an early assessment/treatment, will save further costs and lessen further damage from occurring.

Most residential jobs are finished within a few hours. Bigger projects may take over a day; your Structural Consultant will discuss the time frame as part of the free site assessment and quoting.

Only a licenced builder has the knowledge and experience required to assess how a building’s internal structure is going to react to ground consolidation and stabilisation.

With over 100 years of combined experience, Resinject exclusively uses an Australian-engineered resin that can be injected to depths of up to 6.5 meters when needed, ensuring proper re-support is installed. We do offer a 50 year guarantee against shrinkage with our product.

Injection depth can be critical to ensuring long-term ground consolidation. Each situation varies and the injection depth is determined by the state of the ground and or dependant on geo-technical reports. That’s why we inject our resin at multiple and different depths varying between 800mm and 6.5m.

If there are utility services in close proximity to the injection points, we may have to clear some areas for a visual inspection. Otherwise, only small holes are drilled to allow our product to be injected. These are sealed with non-shrink grout upon completion.

Subsidence repair cost varies from job to job as each job is different. When you call Resinject, one of our specialists will complete a comprehensive assessment of the affected area on your property. They will determine the best course of action and provide you with a no obligation free quote for the job.
