Voids & Holes Under Concrete

Across NSW, QLD and ACT!

The stability of the soil on which your home or business premises lies is vital to the safety and structural integrity of your property. If you discover or suspect that there may be a hole or void beneath the concrete foundations of your property, you’re best having it assessed and treated as soon as possible. For trusted service and expertise in filling voids in concrete walls or underneath your foundations, get in touch with Resinject.

Holes and voids may either be visible or hidden; there are numerous reasons why they may occur, and almost as many ways that you may be able to detect them. If you wait too long to fill in void damage, it can become potentially hazardous.

What Causes Voids and Holes?

There are many natural and man-made ways that voids or holes can form. Among them are:

  • Flooding and excess water causing erosion when there is an overflow of water getting into the soil, whether it’s from severe flood activity, heavy rainfall or leaking pipe, the subsoil can erode or wash away. This can leave a void that can potentially cause a shift in the foundations of your property.
  • Erosionerosion can be caused by rain permeating porous concreting, getting through to the soil underneath and washing it away.
  • Land sliding  – landslide activity causes a shift in the soil, enabling voids to form underneath concrete structures or foundations.
  • Soil typesdifferent types of soil can be more susceptible to void formation than others. Soils that are more sand based are more prone to wind erosion, while loamy soils, which are primarily composed of sand, silt and clay soils, are more susceptible to water erosion.
  • Tree rootsas they draw moisture from the soil in order to continue thriving, tree roots are capable of drying out soil which can lead to cracking and erosion.
  • Foundation footings  if the footings underneath the foundations of your property are not suitable for the type of soil they’re built into, soil settlement and resultant void formation might occur.
  • Construction and miningthe vibrations caused by the use of heavy machinery in each of these lines of work can cause the soil to sink if in close proximity, which can lead to voids and holes forming.

It’s almost inevitable that voids will form underneath your property at some stage. The sooner you have the void filled, the better off your property will be in the long run. For expert service and advice on filling voids under concrete, contact the trusted team at Resinject.

How To Fix Void Formation Problems

If you’ve done a search for ‘how to fill in void under concrete slab’, you may have found a variety of techniques and methods. Though the approaches to filling voids under concrete may differ slightly, what each provider would certainly agree on is the importance of getting the void filled as soon as possible. Delaying the problem can only lead to it getting worse and potentially devaluing your property in the process.

Resinject’s approach to void filling uses our unique RSJ170 resin product, effectively a polyurethane foam, which is non-toxic and Australian made. One of our experienced polyurethane foam void filling technicians will inject the resin into the hole. As it occupies the space, the foam expands and solidifies, providing enhanced strength to the soil while closing up the hole.

Our RSJ170 resin is developed and manufactured to strict Australian standards and can be used across the residential, commercial and industrial, mining, civil and government sectors. When you need trusted assistance with filling voids under concrete, you need Resinject.

Frequently Asked Questions

Leaving an unstable structure can cause further issues. By having an early assessment/treatment, will save further costs and lessen further damage from occurring.

Most residential jobs are finished within a few hours. Bigger projects may take over a day; your Structural Consultant will discuss the time frame as part of the free site assessment and quoting.

Only a licenced builder has the knowledge and experience required to assess how a building’s internal structure is going to react to ground consolidation and stabilisation.

With over 100 years of combined experience, Resinject exclusively uses an Australian-engineered resin that can be injected to depths of up to 6.5 meters when needed, ensuring proper re-support is installed. We do offer a 50 year guarantee against shrinkage with our product.

Injection depth can be critical to ensuring long-term ground consolidation. Each situation varies and the injection depth is determined by the state of the ground and or dependant on geo-technical reports. That’s why we inject our resin at multiple and different depths varying between 800mm and 6.5m.

If there are utility services in close proximity to the injection points, we may have to clear some areas for a visual inspection. Otherwise, only small holes are drilled to allow our product to be injected. These are sealed with non-shrink grout upon completion.

There is no straight answer as each job is different, from the size of the void to its cause. So the cost to fill the void under a concrete slab will be quoted by one of our structural consultants, based on a detailed on-site assessment of your situation. If you choose to accept the quote, Resinject can solve your problem in just hours, with most jobs taking less than a day to complete.
