What is Underpinning?
When the soil that supports the foundations of your house begins to shift and settle, this places additional and unwanted stress on the foundations of your home. It is a problem that can lead to numerous issues that can be costly to fix and potentially hazardous to the occupants of your property. The most effective way to resolve the problem is with house underpinning.
Underpinning is the process of fortifying the soil to strengthen the foundations of your home. It is a technique used to correct the symptoms of subsidence or voidage, and to increase the load-bearing capacity of the soil and the foundations built upon it. Traditional underpinning services typically used concrete to add strength to the soil, but this was often invasive and time consuming. Resinject offers a less invasive, more cost-effective and time-efficient method of underpinning a house, using our non-toxic, Australian-made RSJ170 resin injections, a modern solution for chemical underpinning. For a more detailed explanation, view our underpinning meaning page.
Problems that House Underpinning Solves
Underpinning a house with Resinject’s resin injection process helps to stabilise the soil that the foundations of your home are built on. This in turn helps to alleviate a number of problems that can affect your property if they are left unaddressed for too long. Our underpinning services can help to fix:
- General subsidence – chemical underpinning helps to compress and stabilise the soil, reducing the likelihood of further subsidence and potentially fixing existing subsidence symptoms.
- Cracked walls – typically occurring as a result of sunken foundations, the cracks in walls are able to close (or significantly reduce) as the resin is injected into the soil, solidifies and stabilises the foundation soil.
- Unlevel structures – underpinning house foundations that have cracked and caused structures to sink unevenly in various places helps re-level the structure
- Foundation repair – as subsidence causes foundations to sink or become cracked, underpinning restoration services help to increase the load bearing capacity of the soil which helps to repair the foundations.
- Sunken slabs and concrete – concrete slabs, whether used for flooring, paving or any other purpose, can sink as a result of ground subsidence. Our concrete slab underpinning method (also known as slab jacking) is able to re-level concrete slabs on the property, and minimise the risk of it occurring again.
- Holes and voids – Voidage occurs for a number of reasons, ranging from erosion to vibrations caused by construction work. Injection slab jacking helps to fill voids in the ground as the resin expands and solidifies.
- Jammed doors and windows – as the foundations of your home settle, doors and windows can become misaligned, making them harder to open and close. Underpinning a house can help to realign these important fixtures of your home.
- Revetment walls – waterfront properties benefit greatly from a revetment wall, as they help to prevent erosion and subsidence caused by water. If the wall is aged or poorly constructed however, underpinning can help to bolster its strength and functionality.
Our residential underpinning restoration services can also aid in the re-levelling of concrete driveways, the pavement around the perimeter of a swimming pool and much more. It’s a more cost-effective alternative to traditional concrete underpinning practices, and is also non-toxic and non-invasive. Our services are also backed by a 50 year product warranty.
Make Resinject your first port of call when searching for ‘underpinning services near me’ and give your home the structural support it deserves.

Frequently Asked Questions
Leaving an unstable structure can cause further issues. By having an early assessment/treatment, will save further costs and lessen further damage from occurring.
Most residential jobs are finished within a few hours. Bigger projects may take over a day; your Structural Consultant will discuss the time frame as part of the free site assessment and quoting.
Only a licenced builder has the knowledge and experience required to assess how a building’s internal structure is going to react to ground consolidation and stabilisation.
With over 100 years of combined experience, Resinject exclusively uses an Australian-engineered resin that can be injected to depths of up to 6.5 meters when needed, ensuring proper re-support is installed. We do offer a 50 year guarantee against shrinkage with our product.
Injection depth can be critical to ensuring long-term ground consolidation. Each situation varies and the injection depth is determined by the state of the ground and or dependant on geo-technical reports. That’s why we inject our resin at multiple and different depths varying between 800mm and 6.5m.
If there are utility services in close proximity to the injection points, we may have to clear some areas for a visual inspection. Otherwise, only small holes are drilled to allow our product to be injected. These are sealed with non-shrink grout upon completion.
The cost of underpinning a house differs from case to case, and can only be determined by a qualified structural underpinning specialist. They will come to your property and conduct a detailed assessment of the situation, and will determine the likely reason for the subsidence or voidage that has affected your property. Once they’ve determined the cause and the best course of action to fix the problem, they will provide you with a quote for our underpinning services.
We provide underpinning services across NSW, QLD and the ACT. We have local teams to service major areas such as Sydney, Brisbane and Canberra and can assess nearby areas on request. If you’re unsure whether your location is covered, feel free to contact us, we’re always happy to help.
