The Site
The Sapphire Palms Motel is located in The Entrance, NSW. Their mission is to provide clean, affordable, budget accommodation in a great location.
The motel consists of a number of rooms built on an engaged concrete slab.
The Issue
The owners of the motel were concerned at the ever-widening and unsightly crack that was marring the brickwork of one of their blocks of motel rooms.
Concerned that the crack was not only going to create irreparable damage but also bringing down the quality of their motel, the owners contacted Resinject to see if we could help.
The Resinject Solution
Upon inspection of the site we established that the concrete slab beneath the motel rooms was showing evidence of subsidence causing stress cracking in the external brickwork and internal gyp rock. The subsidence was caused due to a combination of issues: poor ground water drainage, very weak subsurface ground conditions and long term settlement.
The ground was consistent of silty/sandy clays so we initially undersealed the footings to consolidate the sub soils directly beneath the foundations. We then injected at multiple different depths to gain further lift and enhance stabilisation and consolidation.
A total of 16mm of lift was achieved resulting in closing the crack by approximately 90%. A simple cosmetic repair is all that is required now.
